Corporate Campus Development

The Challenge :

Our Corporate campus has more land than we use. Operations and Production have long evolved. The adjacent plot is vacant.

  • The asset is now worth more than the operation on it.
  • Facilities sees an operating site. Finance sees a fixed asset at historical cost.
  • The Board reviews the holding, but remains unclear without a Master Plan, a decision owner, or an agreed basis for deciding.

The Approach

An integrated framework for deciding which assets to retain, reposition, develop, lease or monetise. Operational requirements and expansion plans are assessed alongside market opportunity and long-term value creation.  Financial modelling compares the capital required, cash flows, returns and risks of each option

RETAIN → OPTIMISE → DEVELOP → PARTNER → MONETISE

  • What role does the asset play in the operating business?
  • Is it strategic or merely historic?
  • What is the opportunity cost of holding it?
  • Can existing land support expansion?
  • Is the current use still the highest-and-best use?
  • Would redevelopment outperform disposal?
  • Does a JV/JDA preserve upside while limiting capital exposure?
  • What capital does the core business require?
  • What is the asset worth today versus after entitlement, planning or repositioning?

Corporate real estate moves with the business cycle. Jumping the S-curve before the asset plateaus-to be ready for the next market opportunity.

Master Planning & Asset Positioning

The Challenge:

We have land bank. Three feasibilities & a Master Plan.

One prices the land, one tests the approval, one draws the masterplan. None of them prices the decision.

  • Feasibility is modelled on historical transactions and desktop planning data. Design variables, ground reality and customer profiling never enter the model.
  • Site potential and market absorption are two different numbers. Who owns it?

The Approach

A coordinated development strategy and real estate master plan connecting market demand, planning potential, product mix, infrastructure and phasing.

MARKET → MASTERPLAN → PHASING → CAPITAL → DELIVERY

  • Which use and product mix will this market support? Who does customer profiling?
  • What density, layout and development scale deliver the strongest commercial outcome?
  • Would refurbishment or repositioning outperform redevelopment?
  • How much capital is needed, when is it needed, and how should development be phased?
  • What sales prices, rental income or occupancy levels make each option viable?
  • How far should we take the asset before approaching investors, developers or operators?

Planning decides viability.

Design decides absorption.

Estate Consolidation & Succession Planning

The Challenge:

Aligning next generational readiness with their risk appetites and evolving business cycles, while preserving family wealth, founding values and legacy.

  • What's the real Challenge?
Legacy, Control or Liquidity?  A monument, a moat and an exit need three different plans.
  • What would make you walk away?
The promoter's standing with family, lenders and co-promoters often outweigh IRR.
  • What's the REAL time horizon?
Succession or lender's deadline, license expiration, child finishing higher education. There's almost always one - and its almost never in the brief.
